There are no "stupid questions...." actually, this is a good one....

There are many terms in real estate that are confusing....there can be several different terms that actually define the same type of subject property. With this said, "apartment" is a term generally associated with rental units while condo may imply ownership. On the other hand, condos can be rented as well.

If you are buying, you should probably focus your attention on listings that are shown as condos, villas, or townhomes.

I live in Altamonte. Trulia has about 20 % of what is on market. The only data base that is current is our MLS, where one can find about 98% of what is on market. This data base is updated by the minute. As a Buyer you pay no commissions as the seller agent will share with the buyer agent his commission.

Hmm ... it sounds like a transaction fee that the brokerage is charging both their buyer and seller clients. Some agents pay this fee for their clients since it's a mandatory fee from the brokerage. Others ask their clients to pay - it really depends. This is not a fee that usually comes out of the commission, but does need to be dealt with since this brokerage assesses this charge. Unfortunately, you can't. Any lender is going to want to see a good credit score, so they know you're a good risk. But you can work on repairing your credit. Talk to a lender and see where you're at. They will be able to advise you on what you need to do to get your credit score back up. Pay off your debts is a good starting point.

Keep in mind that buying a house involves more than just having good credit. You'll need to show good income, steady employment, low debt, and money in the bank (for down payment & closing costs). Good luck!

As per the name, the listing agent has determined that significant work will be required to bring the property to normal living conditions and therefore homepath will approve a renovation home in that property. They will provide more money on the loan than the purchase price, so that you can renovate before moving in. There might be restrictions as to how many years you must live in it before you can resale.

Look for an agent who is a Certified Distressed Property Expert... They have advanced training and work with short sales and REO/Foreclosure properties on a daily basis. They will be able to advise you of the pitfalls to buying a short sale or bank owned home.
