It is when the seller is trying to sell their home for less than the mortgage they have on it. After an offer is rec'd they bank has to also review and accept it. There has to be a valid hardship for the seller (unemployment, sickness etc. ). This process is typically longer than a traditional sale because of waiting for the bank to respond to an offer. I would be happy to talk to you further about this. Ryan@SummitRealEstateOhio.com ... more

In general, the commission is a seller's expense ( it appears as a debit to the seller on closing statement).

Amp42578, Good question my first recommendation would be to contact a good lender in your area, they will be able to give you proper guide lines and recommend a credit repair agency if needed. One other option you could explore after contacting a lender is look at some of the rent to own properties available, and your in luck I have them on my web site, see link below.

A lot of this information is available online if you know where to look for it. When it comes on the market it will be listed with a Realtor and the info you want will be on this listing. There is almost no chance that you would be able to put an offer in to the bank before it gets listed. ... more

Unfortunately this property is not listed for sale yet. The property has been bought back by the bank at the sherrif sale. That's the reason there isn't a street address and no listing broker. Realty Trac is a sales company that uses the tax records to advertise these types of properties. This property may hit the market soon or it may take months or longer. There is no real way to know. The majority of my clients purchase REO properties so I am familiar with the different systems and process involved in purchasing these types of properties.
