Some of the best schools and school district is located in Ahwatukee. That is a true factor why homes in this area are priced and sell in the higher price per sq ft category in the Valley of the Sun. You can gain a much better knowledge about a particular school by making an appointment to tour the school and speak to the administration/teachers before deciding on the right school for your children. Plus there is so much info on about schools in the valley at

YES! many of our renters in the last three to four years have experienced either a short sale or a foreclosure as well as bankruptcy filings. MOST landlord's look for your income to make sure you can pay the rent. If you have poor credit with no reserve funds, then you may have to address a landlord who is afraid you will file bankruptcy during the lease term and some may put in protections from that. Typical rule of thumb on rents is that they should not be more than 1/3 of your Gross income monthly. So if you are looking at $1500/month rents, then your monthly income should be over $4500.

As a buyer you need to determine what is important to you. What is considered desirable is very subjective. Are you working with a Real Estate Professional? If you are, ask them to provide you with the buyer advisory. It is a great tool to allow buyers to find out about the area's by checking into important information that will assist them in determining which area they like.

I would also suggest driving around both area's. Talking with the neighbors when they are outside and ask them.

If you are not working with an agent yet, I would appreciate the opportunity to discuss the home buying process and assist you and your husband in this process.

Most of Ahwautukee does have Homeowner Associations. Some of the original section does not, that would be the NE corner area. HOA Dues today run from $40 a month to $70 a month in most areas. Condos are much higher, some of the gated areas with water features are also higher.

One of the popular public gym spots is the YMCA.

It is unfortunately common that listing agents don't use signage and will utilize the lockbox to provide access to prospective tenants rather than take the time and effort to escort them through the property.
You can also search the ADRE website to identify if this person is a licensed agent and you can search the Maricopa County Assessors website under the address to see if they are on the title.

Your worries are certainly not without foundation. Both properties have a lot of foreclosures and/or short sales going on. The large number of these type of sales would suggest prices are not stable and likely to decline.

Regarding the health of the HOA, City Property Management handles both these properties. I've had trouble getting them to release HOA financial statements without a contract in place on a unit. However, they do have a phone number you can call and perhaps you'll be able to get more info as a potential buyer verses me, a Realtor. Their phone number is 602-437-4777.

I agree with your concern regarding assessments. It is both valid and real. In this market, STRONG due diligence regarding HOA's is wise. If you are going to hold the property for 5-10 years, I'd be less fearful of dramatic losses in value though. I do believe some condo projects will see declines over the next two years due to FHA loan regulations.

The loop 202 extension makes life easier living in the valley areas south and southeast of Mesa. The area was so spread out and far to commute that it really hurt home prices. Retail and restaraunts are already springing up along 202 since the loop was completed last year.

That is good news. Better news for a home buyer? Prices are still low in the outying San Tan Valley and Queen Creek areas. Homes that are only 3-8 years old can be purchased for under $75,000! Most of these homes are in much better condition than foreclosures throughout the Phoenix metro area. Also, these newer areas are mostly on small HOA fees. The results are that the neighborhoods are maintained rather nicely.

The old adage, buy low, sell high. This is a wonderful time to buy.

Also, in addition to the new $6,500 Federal Tax Credit for move up buyers, the State of Arizona has free grant money for up to 22% of the purchase if you buy a foreclosure and live in it for at least 5 years up to 15 years.

I just ran a quick search in the MLS to see what is available as rentals in that area. The rents for a 4bd, 2ba in the ahwatukee area ranges from $1195 to $5000. This is a large range and probably varies based on the square footage, "fanciness" of the home, and the lease terms/length.
