Younger population high tech 20-30 year olds. No sales tax. Live close to work safe area greater Portland area. Green is all the Buzz. But as a Realtor, Builder, Developer type I find that people are abusing that term. If I insulate a home really well and use a high efficiency appliance series am I green? probably. If I use Bamboo floors and recycled lumber and I green. Yes I would say so.

But what benefits we each receive as the effect of building Green is hard to say. There are at this point a thousand Shades of Green and it is up to the consumer to demand their level if you will. There is a big Green Housing convention on this very issue in Spokane this week. Hopefully some good will come from this.

I long for the day where we have specific grades of Green and a better rating system. We almost need a system based on points that allows consumers to see their level of green and what the builder has really committed to. Almost like the EPA or MPG rating on cars. We all rely on that system to make our choices.

I think the LEED status is a big one for the Casey and Portland being the Greenest City in America it is a huge deal. No wonder they are making sales in a slow market. This is a good move and as an early adopter I would say they are out in front.

I long for the day we have solar units and wind turbines on each rooftop. I am sick of big Oil. Really I am. So this is a big move and I say yes to that investment. We need bigger Tax Credits for this type of project and builder.

You are correct people do not understand the Green movement and they is many cases are being taken advantage of. There needs to be consistent application of standards. The Government should do this as the Home Building community will likely not be able to agree on any one set of standards.

Great Question! This sounds like an awesome project. We have to build customer awareness.

I am looking at the new TESLA Electric Car. At $100K people will say "NO WAY". But if I really look at that versus my SUV it costs about the same to run it. So we need costs to come down on all this technology and a better understanding of what is available.

You might look in the Powell Butte area of Southeast Portland. Or Sandy, in rural Clackamas County, Oregon CIty, Mollalla, Estacada, or Canby corridors. All offer real bargains compared to the city.

Possible site in Wine Country communities too, west of Newberg or Sherwood, but traffic can be an issue. Beautiful country, here, so if you enjoy that aspect of driving, parhaps choose a country road commute, rather than a freeway? Can you work part-time from a home office?

We have lots of excellent Brokers here who can help you find a place that fits your whole list.
Often a larger property will offer Rental or Lease possibilities to allow you to make a higher offer.
(I'm pretty familiar with the market right now and have seen some great ones recently. Can act as a Finder for you if you, and do research on the properties if prefer to look without a Broker - until you are ready to negotiate & write your Offers. can help you assess some info from Public Records, as can Trulia's map search function is a good place to start, using the town names I suggested above. It is very difficult to get a home owner to allow you to do work on a place like this. Most people, at least in more urban communities, who own investment property are wary of allowing someone inside to do work that the homeowner will ultimately be responsible for. If you do find a situation you might be able to use your skill set to help negotiate your rent, but I would be very surprised if you find more than one property. ... more

Is it truly only your hot water? Most of the water where I live is well water, although we do not have to go into a holding tank because ground water is shallow we do have areas that will have sulfur. It can happen overnight or always be there... wells with this issue generally require a water system - and the system you would need if it is your water and not your equipment will add air to the water.

We have a company here that also has locations in Junction City - called EcoWater -

You might have your water tested - one really gross story - we had a toad get into our pump once and it caused a smell - then it got into the hot water heater in parts..... it was a real mess...
