Depends on the jurisdiction but COP yes - if you are enlarging ( or reducing believe it or not! ) the size of an opening then you need a permit. Just as important is installing and flashing the window properly when you repair the siding.... more
Just add / clarify ... toilet (not completely to code), shower drain, and laundry sink already exist. We want to bring everything everything to code, wall it in, and essentially have a finished bathroom in a "semi-finished" basement. We may choose to finish out the basement later on down the road but we're not sure if we'll have the funds and do not want to have to commit to it.... more

S: I agree with Katie that selling your present home and delving into the multi-family market might be a better fit for you! That would provide more privacy in your residential unit but allow for rental income to offset the cost of the property. Also, I never recommend converting garages if possible. A garage is such a plus in most neighborhoods and a requirement in others to garner top value for your existing property.

I'm simply posting an opinion, but I have to say that it's more than likely (as always) "supply and demand". With some people feeling the need to expand, but not wanting to go through the selling and buying process in this market, they may be gravitating towards remodeling. I, personally, believe if you are buying and selling in the same market you may "take a hit" on your selling price but make up the difference in the price you negotiate on your new purchase. The lot will be the main thing. You can find lots from about $100K to $200K but they tend to be spot lots in an infill setting.
Their are so many short sales and steals on new homes that I think your best move here is to exhaust all efforts on a new home search and make sure there is not a builder that has a home deeply discounted that works for you. Your down payment is great and you will have no issues financing no matter what you do.
When I hear Big Lot I think older homes. Most of the best locations and large lots went to homes that were built over the past 50 years. I am seeing some intriguing deals on home on .5 to even 1 acre lots that have settings and locations that you can not beat! So remodeling a resale home on a super nice lot makes even more sense to me. That is where I would focus my search and I think your upside is better as you would have the nicest upgraded home in one of the favored areas.

Consult your county office for building permit requirements. In most areas, if you are increasing the finished/heated square footage, you will be required to obtain a permit. An upside to this, you will find out what the regulations and codes are. Stick to these codes to make sure you are maintaining and likely increasing the value of your home! Now, as far as SHOULD you permanently convert your garage...consider if most of the homes in your neighborhood have garages and yours does not, you may actually be decreasing the value of your property.... more
