Another great way to find a good renter is to post a for rent sign right out front of the property. People who are visiting with family and friends, and like the neighborhood, might see your sign and decide they want to rent.

To answer your question, if I, as an agent, had a renter for your home, I would not require compensation. I would, however, ask to be your REALTOR, in the event you deire to sell the home in the future. :)

If you'd like to email me the property address and bed/bath, sq ft, rent rate, I will locate a good tenant for you. I do know someone looking in Natomas for a rental.

I'm thinking you have a typo there with a 17,000 square foot home, maybe you meant 1,700?. CA is not known for cheap rents but I've seen many posts where relocating to another state makes more sense. If your on ssi and don't need the job market, can you imagine how refreshing a small town in another state could benefit you?

Maybe it's time to look at some of the surrounding states for more affordable accommodations.

Your best bet is to find a place that is managed by the owner, not a company.
Go and see the place and talk to the owner, be open and honest. They want a good tenant.

I believe open houses for leases is outside of the norm - in a good way. All property managers work differently. I would ask how else they are marketing the home.

As for you using your neighbor to show the home, they are not licensed and if they say something wrong it could come back to haunt you and/or your agent. What about liability and insurance for an unlicensed person?

The rental market in most areas have been brisk, so you will want to make sure that your lease price is correct for the location and condition of the property.

Dear Sol: This home was taken back by the bank in a non-judicial foreclosure proceeding on 12/4/08 for the amount of the remaining balance on the loan. I doubt very seriously that the bank owner will rent the property, but they will list it with a real estate agent for sale or list it with an auction company such as USREDC or one of the others. I would plan on about one to 12 months for this to occur.

After the sale, at that point you could contact the new owner with your proposal to clean up the property. The County records will show the new owner's name and address.
