With small children, if schools are important, than San Juan, Roseville, Rocklin, Folsom and Elk Grove districts may be the best for you. Natomas, Roseville, Elk Grove are great for parks and children's recreation. Suburban living is Natomas, Roseville, Elk Grove, Folsom, Citrus Heights and more. It's not all hopeless... of course there will be some landlords that won't accept you, but our management company will give you a look.

What you should expect though is a little more scrutiny than normal.

You should not have too much trouble renting a place, but be prepared to pay a double deposit which is legally the max anyone can charge you for an "unfurnished" home.

I hope, even though you've been through the BK, you have a checking account, been on the job for over a year and can show you have a few bucks in your account. Be prepared to provide a couple months of bank statements, paycheck stubs and "renters insurance".

I can't tell you how amazed I am when we get calls from some folks who have gone through some trouble these days. However if you don't have a bank account that means you pay all your bills in cash or money order and to us that is a "red flag".

I wrote about this a while back in a couple of blog posts... maybe this will help you and anyone else in similar circumstances.

I would not worry about this situation too much. Credit is important, but in this economy, having a good job that you've been on for a few years along with a good rental history and most times do compensate. There are lots of folks in your same situation if that makes you feel any better.

However... let me warn you that if on your credit you have stuff like some collections for utility bills, phone bills and stuff like that, it will cause me to look a little harder at you.

We run a Property Management business as well so what we'd like to have from you would be: Copies of your last 2 paychecks, copies of your last 2 or 3 bank statements and of course a good referral from previous landlords and a fully executed rental application.

Also because of your circumstances, be prepared to pay a "double security deposit" because that's what our company would want and I would imagine most others would too... especially if it's a nice place.

Also do the Craigslist search and see what comes up on your area.

You might drive around your neighborhood and call up any for rent signs you see...

And you can contact a property management company and get their recommendations as well...

In general, a contract with the tenant should include a "house rules" clause. Typically, these house rules can be modified by landlord at any time as long as it is communicated to tenant. This is one way to control the behaviour of tenant, should landlord feel that it is not appropriate.

The rental market is way up. This is why I believe the purchase market will start to climb in the next 6-18 months. Rents are above what someone can purchase. When this happens purchase will go up. Is the investment good right now, YES. Two reasons. rents are climbing and appreciation is very close to coming back. It is pure numbers.

To focus on your question:

If you need the rents to be at the high of the neighborhood then run. If not, then you will have a cushion to play with.

If you have a lease that's enforceable, the new owners would have to honor that lease, and so should you.

If you don't pay your rent -- then they have the right to evict you.

The management company simply manages the property and that includes collecting rents. They may have had nothing to do with seling the property if they don't own it.
