Hi Bryan, I suggest you focus on looking for rentals by private individuals rather than an property management companies or apartment complexes. Filling out multiple applications and paying their fees is time consuming and expensive, just to have them turn you down for bad credit.

Also look for lease option opportunites if you think you might want to own once your credit score improves. If you haven't gone to a non-profit credit counselor yet, you should. Feel free to contact me if you would like to discuss your options further. Good luck!

HOA's can be restrictive and daunting:
I would suggest visiting the Complex and talking to some of the residents; find out what it is like to live there. It may be a great environment and life style. It may be restrictive and draconian.

We had one that sent you a nasty letter if you left your garage door open or had a weed in your yard!

And you may be able to copy the CCR's from some resident's copy. Your Realtor may not have access to this.

Why Choose Michelle?

COMPETENCE BREEDS CONFIDENCE!

In Arizona, I am a Broker, not simply a Salesperson. I assure you, few agents provide the level of service and safety that I deliver.

Here, in California, I am a Salesperson with years of Broker experience in Arizona.

I do not suggest that other agents cannot deliver competent service; I am stating that few others can deliver in every phase of the transaction the level of understanding, devotion to selfless fiduciary care and effective and protective completion of service (whether this is a successful close of escrow or a safe cancellation of the contract) as I do.

Few agents understand the market as I do.

Few agents complete the upfront research as deliberately and protectively and comprehensively as I do.

Few agents uproot important information and documents from the listing agent as I can.

Few agents judge the offer position as I do.

Few agents understand the contract and its language as I do.

Few agents understand real estate law as I do.

Few agents understand real estate financing as I do.

Few agents understand the financial implications of a transaction as I do.

Few agents draft an accurate, effective and thoroughly protective purchase contract as I do.

Few agents understand the connectivity and power of the associated addenda as I do.

Few agents can rip though the Seller's counteroffers and addenda to protect their client from dangerous legal language as I do.

Few agents understand the language of the Inspection Report as I do.

Few agents suggest the level of associated services as I do: Lenders, inspectors, appraisers, termite/pest inspectors and contractors.

Few agents understand the mechanics of the Buyer's rights to cancellation as I do and few agents can protect their client from potential breach of contract as I do.

Few agents have the comparable oversight experience that I do.

And few agents oversee the entirety of the transaction to safely deliver every client to a successful completion, whether that be a successful close or safe termination, as I do.

Welcome Home!

Competence Breeds Confidence.

Property and Area Description
5403 El Mercado Parkway home for rent:

Wikiup is an upscale area of Santa Rosa, located between the town of Windsor and Santa Rosa, heading north on Hwy 101. Many know this area of town as Lakefield. This home is accessed from the Old Redwood Hwy by turning into the Wikiup community.

You have probably had a chance to see some of the pictures. The home has 3 nice sized bedrooms, a formal dining area, a family room with a fireplace and a living room with large picture windows looking out to the front.

Rent is $1,895. per mo. A deposit of $2,000 is required along with a credit report and any explanations that you have for derogatory remarks that such a report might reveal. We will consider a small pet, but an additional deposit will be required of $400.

The subject property is just one story, so it can accommodate people who might have challenges with stairs. The floor plan flows nicely from the front living room, to the formal dining room that could also accommodate a home office should there be a need. Next to it is the kitchen where all the appliances you would expect in a modern home could be found. This area is separated by a built in breakfast bar/table that divides it from the family room where large glass doors lead to the rear deck… a wonderful place to enjoy a backyard meal.

The master bedroom is in the back. It is the largest of 3 bedrooms and features a big walk-in closet and a private bathroom.

There is an attached garage with an automatic door opener. A laundry area is in the garage that includes a cabinet with a wash sink and a door that goes outside along the side yard.

The fenced in back yard features a nice deck off of the family room and a small storage shed for garden tools and such. It’s perfect for a home gardener.

This is a great neighborhood with lots to recommend it, including easy access to the airport, the 101 freeway and public recreational facilities.

The area attractions that are steeped in history include A Tennis and Swim club that offers a local recreational facility for the whole family. The club offers 3 swimming pools, a diving board, volley ball court, BBQs and picnic facilities. A pro shop and Tennis courts are adjacent to the swimming facility.

There is a nearby public golf course just around the corner at 5001 Carriage Lane. With 18 holes the course has many challenges such as sand, water and trees that are designed into the fairways.

You will find some world renowned wineries and restaurants within a 15 mile radius of the property.

If you are into horses, there are wonderful trails and facilities to explore. Rancho Wikiup is one such place. It was built as a prized thoroughbred horse facility and inn in 1915. Today it offers a wonderful venue for small events or a place for an intimate weekend retreat in the wine country. It could be a great spot for a wedding.

Call me for an appointment to see it. I am a property manager for the owner.

Hi jannielou4,

I believe the person living in your private home may be considered a "lodger" and they generally have the same rights as tenants. However, in the case where there is only ONE lodger, I also believe the owner can evict without formal proceedings.

Please reference page 4 of the following document as a start, confirm your situation matches the scenario 100% before taking any steps, and additionally seek legal confirmation regarding the steps you must take: http://docs.Steven-Anthony.com/Landlord-TenantGuideCA2010.pdf
