1. Damage to property
2. Late with Rent or non payment at all

Nothing is 100% certain, however, there are steps you can take to help guard against this situation.

1. Be sure the co signer has excellent credit on all levels
2. Be sure to get First month, Last month AND Security deposit

I disputed FHA appraisals in the past with better comps and a letter explaining my stance.

I know VA has their own appraisers, but I think they can still be disputed.

It doesnt take long for your agent to pull some comps.

Yes there are first time homebuyer programs for Tracy! :) You are in luck since right now interest rates are really low (its common to see 3.25% !) and there are programs where you can put 0% down or .5% down! The cemetery is almost 0.4 mile away from the intersection so shouldn't habe much bearing on value. especially if you buy near Central. There are some newer house ther as well as a group on older houses. Generally 95376 is older homes with lower cost. 95377 usually has many newer homes at a higher cost that may require larger down payment to make it worthwhile as rentals. I disagree with

Until the house is foreclosed, you still own it and therefore can sell it. You just need to make sure title is recorded/closed before the lender(s) forecloses.

Unfortunately not. The population of Tracy, Manteca is to large for a USDA loan. There is also Mello Roos in these areas as well. It comes down to the specific development.

It';s a good practice to review the tax roll before commiting to a purchase.

For a 3 bedroom home, yes there is more available than a 4 bedroom for instance. In general you should know that there are not. Lot of homes available at one time in Tracy though. Lets just say there are a lot more people trying to buy a home there than there are homes available. But with patience, a good Realtor, and instant notification of new homes- you will find what you are looking for :-)
