When it comes to any safety/crime related issues, it's always best to contact the local police department with all your questions, hear all there is to hear firsthand. If unfamiliar with the area(s) do revisit more than once and at different times of day, possibly chat with locals/neighbors. Real estate professionals are prohibited from steering, enticing a buyer to purchase/rent, or not, in specific neighborhoods.

University of Pacific is an excellent school, and it is a pretty campus. It is small enough to get individual attention. Stockton has been dealing with an increase in crime for the last two years, however, there are many safe areas of town. The crime map will give you a great idea of the amount of crimes and type of crime in a specific area.

There are outskirts of Stockton itself which do not have the gang problem. Check out crime rates by zip code (for example downtown and south side are the high crime areas).

Stockton temps can get over one hundred degrees in summer when area has a hot spell like the summer of 2006. This summer has been very pleasant with an occassional few days of over 100 degrees. What's nice about Stockton is it generally cools off at night. Avoid south side, Foxcreek, and Kelly drive areas. Zip codes 95219, 95212, 95240, 95336, 95330, 95207 have some nice areas to live. AC bills can get very high in a heat storm, however PG&E tries to accomodate their customers when this happens. ... more
