San Jose is a vary expensive place to live. I do not know of any rental properties that I would consider affordable in the San Jose area.

If you can commute, there are communities where the housing costs are much less than San Jose, but they are some distance from San Jose and you will have a long commute..

The developments you mention are fairly new and are still 'selling' units. You'd have to find a previous buyer who is now moving out and intends to rent/lease the property. A home owner can ask any price they want. If they don't rent out they will lower the offered lease price. So in a nutshell no, their are multiple renters right now with multiple offers on one property. They will obviously have to ask a competitive price to lease/rent out.

I suspect that you could probably buy sooner than you think.

I recommend that you talk to some lenders now about the possibilities of FHA financing with a low down payment now rather than wait a year.

Interest rates and real estate prices could go up over the next year and make your purchase much more expensive for you than your purchase would be now.

Also, the interest on your martgage is tax deductible, but the amount that you pay in rent is not tax deductible.

You will be money ahead if you go ahead with your purchase now rather than wait a year.

Each landlord makes their own decision. You may need to just keep looking until you find a landlord willing to give you a second chance. Offering a larger deposit or more rent may help. It may also be helpful to be upfront about what happened, why and what you've done to ensure it won't happen again.
Private landlords tend to advertise on Craigslist and local papers. Best of luck.

Found this on craigslist, also a 2 bed Single family craftman in willow glen but not available till July 1. Like I mentioned this is a good tool. Most of the listings will have a google map search so you can look how close to your husbands work they are. Rents are going up in some areas and will go fast. I see you need to move fast. If you do this on your own make sure you receive an application and if accepted a lease agreement. Below are the two listngs you can find them on Craigslist. South Bay.

No you can lease out your home as the home owner. Let me know if you need help marketing, listing or refer you to a property manager. You can do this on your own but make sure you know the process of screening and qualifying your applicants. I have listed homes for lease on the MLS, Craigslist etc. and over see all that is needed for my clients. As in showing, screening, running credit applications and rental agreements.
