You are a little remote out there. Overall the people in the Los Gatos mountains are wonderful, very few snobs, lots of people who care about their community and their neighbors. There are lots of activities for kids both at the Loma Prieta campus and downtown Los Gatos. Being so far out there you realize that you have to give up convenience for price. Los Gatos, Campbell, Cambrian, Saratoga, Cupertino, Evergreen, Almaden Valley are just a few of the areas which have desirable schools.

You can go to Great Schools. net and do some more research on schools.

Craigslist is the best source. We do property management but have nothing available at the present time. If you go to my website www.mountainmike.com and do a search for rentals in the areas you prefer, an automated email will be sent to you whenever a rental home gets listed on the mls. So to answer you question, this is a single building site that was graded and approved. there are many fees involved but roughly speaking it will cost more than $500,000 to build this home in Los Gatos. I have some recoomendations, so please call me when you have time, 1510=992-3873

Rentals in Los Gatos schools are few and far between unfortunately which means there's a price premium. The best place to look is Craigslist. I'll keep my ear to the ground and can let you know if I hear of something coming up. My kids are in Blossom Hill too.

Putting multiple tiny houses on one large lot may be difficult. It really depends on the zoning in that specific area, and whether the lot is sub-dividable. Is the lot on city property or county land? You have to talk to the appropriate Planning Department and find out if the land can be sub-divided. if they will entertain that, you then have to go through a lengthy process -- which varies from city to city.

Hidden costs could include lot improvement, clean up (if there are environmental issues), and more.

Your rights are printed on the Contract you and the Buyer signed and any extensions and notice of performances issued. There is no harm in contacting your agents managing Broker and reviewing your options in the contract.

3) No you don't have to be an all cash buyer to compete. You have to have your finances ready for the purchase and be able to prove you can complete the deal you offer. Not all of Los Gatos is on fire price wise. Prices are still substantially less then before the bubble burst. Los Gatos will always be a high priced area in the 95030 and 95033 areas. These are the real Los Gatos Schools zip codes.

As far as 1 and 2 are concerned, this is an old tried and true sales pitch for trying to catch the unsuspecting buyer into being represented in his search for homes by the agent in the open house. The fact of the matter is that sellers want their home on the open market before making a decision to accept an offer because that is the only real way they can gauge whether they are getting a fair price for their home.
