Overall, Realtors are prohibited by law from telling you whether or not any specific neighborhood is safe. It’s called “steering” and we are prohibited by our code of ethics and federal law from providing such information. Here are a couple posts that explain more:

Trulia, depending on how the listings are set up for web exposure, may pick up the listings when they are brand new especially If the listings are associated with brokerages that have an arrangement with Trulia,

Sometimes, however, some agents may forget to update the status of their listings which may continue to show as active even if they are already pending.

Your best bet should you want to see only active listings (and to be notified of listings that come back to the market, or change prices) is to engage a realtor who can set it up so that you are automatically notified of such occurrence. Your agent will base the search on the MLS which is the realtors' primary service when posting listings.

What you see on Trulia could be a varierty of listings as well as non-listings (such as those distressed properties that receive notices of default or notices of trustee sale which are on public records, and provided via RealtyTrac).

Most of the single-family homes in Oakland tend to be older, and even ones that have been remodeled, have a hard time passing VA's stricter guidelines. In order to use a VA loan, you need to pretty much only be looking at new construction or homes that have been extensively and completely remodeled. You may also need to expect to beat the next highest offer considerably to overcome the stigma attached to a VA loan.

The best place to use VA loan right now are some of the new construction condominiums and townhouses. New construction is generally happy to sell to all-comers and do not have the same bias to VA loans as many individual Sellers do.

It probably takes about 5 minutes to have them change & run a new GFE.
They are required by Federal Law to give you a GFE, so don't be put-off.
You should get at least two Loan estimates and GFE's so that you can compare the numbers.
There are so many numbers....
Why isn't your Buyer's Agent advising you on this?

Several places to choose from....depending on your requirements, budget range, lifestyle. For example, Rockridge is another wonderful possibility. And of course, there's Piedmont.

Here's a good start: Montclair Village of shops, restaurants, etc is an excellent way to discover the area. Come during the Farmers' Market and discover for yourself

You are correct in that you should keep your inspection contingency, but make it as short as possible. Seven days is enough if you work quickly.

See if you can find out what terms you are being beaten by. All-cash? That's a hard one to beat. If you are using an FHA loan, that can be a huge hurdle in a competitive market.

Ask your agent to ask the listing agent for the terms the Seller is looking for. Maybe there is something in particular.

Financing is usually the one term you get stuck with and is very hard to change. If you are using FHA or something like that, you may have to offer more to sweeten the pot.

Can a buyer and seller use the same agent, yes. Should they, absolutely not.

The majority of agents love being able to work both sides of a single transaction, this way they can forget about any responsibility to either the Seller or the buyer and focus exclusively on earning all the commission. While it's not illegal it should be.
