You need to seek legal advice but I would start by having your agent serve the sellers with a demand to close. I am sure the judge will ask if that was done if you need to go to court.

That's a good question! You should work directly with an agent who can help you learn more about that specific property (and probably will know a lot about similar properties in the area). Single family homes do not have to be "FHA approved", but YOU have to be approved for the loan.
Speak with a mortgage rep to make sure you can qualify..

Condos, unlike single family homes, do have to be on the "approved list" in order to qualify for an FHA loan

You can go to the government's website to see if a particular complex is listed as "approved". Follow the directions at the site to see a pull down list of approved condos in your area

Safety is a subjective Quality. different people feel safe in different areas. the city of Oakland has a crime map on its website. go there and see for yourself. no City neighborhood is free from crime. good luck in your home search ... more

The VALUE of your home was never determined in 2008, unless it was SOLD!

You might be able to determine a close Market Value by having a kind and willing Realtor do a CMA, using the other houses that WERE sold around that time.

Just to prepare you; they're going to ask you why you would want to know; it has absolutely no relevancy to today's VALUE.

Your proposal might seem reasonable to you at first glance but there are some realities you are not accounting for. And so as not to be perceived as one of the rebate haters, I make the caveat that our business model is to rebate a portion of our commission to our buyer clients, albeit a MUCH smaller one.

1. Finding properties is not where the skill comes in. It's once you get the property

2. it's NEVER as easy as you outline here, because the agent has to cover his/her liabilities so they aren't going to submit an offer you wrote, and they have to review all the documentation regardless of your involvement

3. Why would you try to do what someone who's a pro already knows how to do much better than you when you don't even have to pay for it?

4. A knowledgeable and experienced agent will save you more than the rebate you ask for.

Essentially what you are asking for is an agent to cut their fee in half on a tiny deal that they're still going to have to do most of what they normally do anyway. I doubt you will have many takers.

The primary property address is 5711 E 15th Street. It shows on the tax record as a multi-family building. A search of two separate foreclosure databases did not reveal any pending foreclosures or notice of default for this address.

You can go to the County Recorder’s office and do a quick search yourself.
