Let me one of the first to welcome you to napa. There are a couple property management companies here in Napa. Crown Property Management and Hedgerow property management that represent most of the rentals.

But ALL the rentals are usually on craigslist as well.

If you would like to have an introduction to people at either of those property management companies please give me a call. Sometimes they know of things that are "coming soon" that are not yet advertised so it is important to register with them to get first looks.

80-15-5 not yet available.
Must go 80-10-10.

Some lenders offer a 3% down conventional. I do not.

This is not accurate. Most conventional, FHA and VA lenders have a specified wait period for a short sale to be "seasoned" before considering lending a new loan to you. I do work with one lender that will consider a foreclosure/short sale on a case-by-case basis and I recently wrote a blog about it if you look at my profile. Otherwise, you are best waiting a few years before the traditional banks will consider lending to you.

As for a rental... the rental market is very tight in Napa these
days.. very low vacancy rates... I would suggest contacting
one of our property management professionals... at Crown,
Hedgerow, etc... or perhaps the website of our local newspaper,
the Napa County Register... for information and rental services.
They can provide the services and information you will need to
make the move as "transparent" as possible..

And is this a slab or raised ground-floor addition?
Is it a second story addition?
Is construction in Napa a wee bit higher than Stockton?

I am sure that it has so many variables that your answers will be: Please contact a contractor for estimates.
