Land sales have not caught up with the current frenzy in the local residential market. The average market time for land sales in the Concord/Clayton/Walnut Creek area is about 180 days. There have been 5 closed land sales in the area since Jan 1rst and there are currently 16 active properties and 6 pending sales. Look at the upper right hand corner of the Trulia screen, there is an arrow next to your name when you are logged in. Flag down to Profile, then on the left side tool bar you will see Edit Profile, upload photo is it the top.

As much as possible. The last thing you want is to be their "secret agent". This doesn't mean you have to call them everyday. It does mean that you MUST communicate with them effectively. Use email, text messages, etc... to keep them in the loop. They are paying their agent for a service, make sure they feel as though you provided them with great service. That's what will breed referrals. I know it is a tough market out but as long as you are honest and up front with them about pricing, days on market to sale, etc.. you will be just fine. ... more

You need to contact a really good realtor in your local area who is familiar with the neighborhood. They will be able to give you up to date comparable sales in that neighborhood. Be up front with the realtor and tell them why you want the comparable sale figures.
