I agree it is better in todays age for an agent to be more proactive in
their marketing and provide more photos, but a lot of properties on
Trulia come from more limited sources than real estate agents, and
of course some properties for sale have limited photo access to the
listing agents or just aren't that photogenic. Remember marketing
photos are typically only going to present the "best face".

Elizabeth's post is spot on. Also if there is a 2nd, this is usually where the hiccup and delays start. Citi can be great but alot depends on who owns the loan as well. We submitted a complete package the Friday before New Years and received approval two weeks ago (then sometimes takes another few weeks to get the actual letter). Citi's process usually starts with the negotiator and once they have approved an offer, it usually goes to an Underwriter who processes the actual approval. Of course portfolio loans (loans owned by the bank and not by outside investors) go much better.

Lately their values are coming in sometimes much higher than agents are pulling from the MLS, this is because they are instructing the providers who perform their values to not use REO or Short Sales as their comparables so be prepared for a counter if your offer was based on lower comps.

Unfortunately, the choices aren't great. I've actually done this once before, and am not sure I'd do it again. There is the Commuter Shuttle Bus that runs from various places in El Dorado County to the Amtrak Train station in Sacramento. Or you can take the city train system from Folsom to the Amtrak Train station in Sac. From there, you take an Amtrak train to Emeryville (or you can get off at a BART station along the way). In Emeryville they'll shuttle you over on a bus to SF.

These options take a while, and were the best I could find at the time.

Anyone else have other suggestions?

It depends on what you are looking for as far as bed/bath, schools, amenities, etc. Those factors, when you get down to what you want, can determine where you want to rent and will also determine the rent price.

If a loan has already been approved, and then it is cancelled or denied, that notice is required to be sent out. No one except for that lender & you would know you were denied.

Further, the reason for the denial is not based on anything about you personally, it was because the property in question didn't have sufficient value or the type of property couldn't be approved. According to that notice, you could come back to that same lender and re-apply for a different property which qualifies, and assuming your personal situation hasn't changed for the worse you would likely be able to get the loan.

Whatever your decision start by talking to a lender and see what you can qualify for a mortgage, sounds like you have a good start on your down payment.
