It is at Bakar Fitness and Recreation Center - it's a gym with a roof top pool.

It really depends on lifestyle and budget. The first thing I would do is look at prices for the kind of house you want and see if that points you in one direction or another, and then couch it against the lifestyle issue. Both have good schools, marin includes a bridge commute although that will get better once the highway project is completed, and Palo Alto has a more dynamic downtown but Mill Valley's is more interesting in my view.

We work in both areas and can give you numbers on housing in both to help jump start.

Why is the person subleasing if it is not OK in the contract to do so?

If it's not clear, ASK THE LANDLORD ... and not risk being "asked to leave unexpectedly".

It's even possible you all get evicted if the lease prohibits subleasing but that is up to the discretion of the landlord, on the other hand, you can sign your own contract with the landlord if everyone

It would depend on whether they are on the lease with you or whether they are sub lessees to you.

If they are on the lease with you, then it would be up to the landlord to evict them. But you would still be liable for 100 percent of the rent even if they were to leave.

If they are sub lessees (you rent from the landlord and they rent from you ) you will probably still have to follow tenant / landlord law of California - even if you don't have a written lease.

If you're looking for a more suburban experience, I'd check out Burlingame first - though prices there can get pretty steep if you want to buy in a couple years. May also want to look around San Mateo and possibly Millbrae, if you don't want to venture too far south on the peninsula.

I lived in Burlingame for a year, and both Burlingame and San Mateo have great community/family feels and good schools. Plus, both are close enough to weekend activities in SF and San Jose to be fun for kids.

Mission is located between Noe Valley and Potrero Hill, and you are correct in that it has a ton of bars and restaurants, some of the best in the city:

Whereas, Mission Bay is located south of SoMa, is not a terrible area, but less dense, more commercial, and a bit more stale than The Mission District.

I'd say anywhere west of Valencia is pretty safe. This is close to the Mission/Noe Valley border. I'll often walk along Valencia late at night when coming home and feel pretty safe. San Francisco has many great little neighborhoods you might want to checkout. However, having lived west of Twin Peaks for a great majority of my life I would suggest you checkout our West Portal neighborhood. It has plenty of small stores, is very walkable, easy access to our two major freeways, and a great deal of public transport options. I lived in Noe Valley for four years and based on my experience I would say it has to do with the lower density of restaurants/bars, low car traffic (not as many people cross through Noe to get to another part of town), and overall feel -- it definitely has more of a suburban feel to the area. It seems to be a nice transition for folks starting a family (where young parents aren't quite ready to leave the city but want a bit more space and something a little more low-key).

It sounds like you may taken advantage of a friend's generousity by packing the room you rented with an additional person, your bf. Renting a room does not entitle that person to do "whatever they want within the confines of that room." Additional people in an apartment place burdens on everything from toilet paper, groceries, and general quiet enjoyment of the living space.
Your friend did you a favor and you extended that generosity to someone else in your world by inviting the bf into her apartment.That was your mistake and the reason that your friend is no longer comfortable with you living there. You do not have the same legal rights and entitlements to use of the space as the master tenant. I would figure out your living situation asap and move on. -Good luck

The best thing would be to convince him to move out of his own free will... He may not know what rights he has which would be the best case scenerio for you. Tell him it's not working out and he has until X date to move. You should check with the apartment complex as they can tell you the laws for CA and they may be able to assist you in getting him to move out. In FL if he is receiving mail and has any personal belongings in the apartment you legally can not make him move. I would find out your local laws (again the apartment staff should be able to advise). Good Luck... ... more

NNN LEASE: A triple net (NNN) lease is one in which the tenant pays all or part of the taxes, insurance, and maintenance associated with use of the property. These fees are paid in addition to the tenant's regular monthly rent. There are also a variety of other formations, NN NET can be designed specifically where the any of the 2 are paid by the tenant. I have a client about to sign a lease where they pay the separately controlled utilities (water, PGE) and insurance only.

Are you referring to a 1031 Exchange based investment in which the investor moves their money into Tenant In-Common Securities? Sometimes called TICS (pronounced TICKS) but have NO CORROLATION to what people commonly think of in San Francisco as Tenant In-Common potential condo conversion type properties.

Realtors CAN NOT sell TICS. Under the most broad answer they are governed under the Securities Act of 1933 and a host of other regulations. These investments are restricted in their sales to the Securities market and licensed professionals, in addition they.are restricted to Accredited Investors (specfic guidelines determine suitability) and can not be discussed in this type of open forum.
