We live locally here in Camarillo. Water/Trash and Sewer run apx. $95.-$100./month. Gas in the summertime is for our gas range only and runs apx. $20./month. Winter gas bills will be higher, for forced air heating, so the gas can be $100-125./month. There are a lot more variables to consider: Home insulation, size of family, size of house, weather factors, etc. The individual utility companies may advise you on their usage trends, as well. In answer to your question, specific to mobile homes whereby you own the land, YES, there is the Rancho Adolfo Estates and the Camarillo Springs community. Is the clause in the Buyer Representation Agreement or in the Residential Purchase Agreement? Customarily, the seller pays the commission for the selling and listing agent (between 5-6% total). If you do not trust agent, I would seek legal counsel or consult another Realtor.

I always tell my clients to shop around for a mortgage. I would strongly suggest you call the other lender, the one that gave you the better interest rate and fewer fees last time. Call one other lender as well. Ask for a Truth In Lending Statements, place them side by side, and choose the best one, the one with the lowest interest rate and the fewest fees. THIS TIME, stick with which ever one gikves you the best deal. I don't know about you, but I try to stick with vendors who give me the best deal, the first time, without me having to play one vendor against the other. ... more

Contact a local agent to help you find a rental proeprty that accepts Section 8 housing. Normally landlords don't post if they accept section 8. Your agent can help you find a rental property that works for you and then ask if they will participate in Section 8 housing.

It depends on several factors.
(1) How long you intend to stay in the home.
(2) What the rent to mortgage ratio is in the area and price range you are looking in.
(3) Job stability.

Also, if you don't know the area you are moving to, then you may want to rent to get to know the area better. But with that said, the interest rate is at historic lows and many deals do exist. So now wouldn't be a bad time. I recommend sitting down with an agent familiar with the LA area and go through your options.
