18 is the legal age to own property in California. If they are buying it for her, then they might be able to put her on the contract with the parents but I would have to check with my title rep. If you are working with an agent they can check with their title rep to see if that would fly or not.

Hello April, that's sad news, but yes, it's very likely that the new owner whether is another bank or a private investor, they will contact you to request an appointment to see the property condition and they will offer you an incentive to move out without filing an eviction. This incentive could be money or time, sometimes both.

I'd recommend you to begin looking for a new place to move so when they contact you, you are ready to negotiate possession.

If they bought their home for $260,000, options would be to sell at a significant loss or move the unit to a place they'd like to live, probably outside of Orange County where demand for space is much lower and they won't see the same space rent hikes.
