Search out friends for referrals or use on of the professionals who've already answered this question before me. You really should, there are so many, really many advantages to a buyer to work with his own committed Buyers Agent, a Realtor, experienced and knowledgeable in the market area you are interested in and your one stop real estate resource and guidance. Do not do this on your own. A buyers agent requires from you the buyer to be loyal to one trusted Realtor and to commit to just that one agent with open communication and that agent will consequently answer all your questions, assist in finding the right property for YOU, arrange showings, make suggestions and recommendations for each property viewed, and when ready to make and offer your personal buyers agent will provide you with a detailed market evaluation so that you will be able to provide a market friendly yet competitive offer on the home, and this agent you trust will then guide you through all the steps, paying attention to every details involved and guide you to a smooth and successful closing.

And by the way all that is required from you is your loyalty, no fees as the buyers agents of listings of another brokerage are paid by the seller's side at the closing table.... Do not do this on your own and
without the expertise of a professional on your side.

You will really need to start with the park manager of the park/communities you are interested in. You will have to fill out an application and be approved by them before you even make an offer on a manufactured home in a rent/lease park/community.

Be wary of any manufactured home built before June 15, 1976 as they are "PRE HUD" homes and will be very difficult if not impossible to finance. Additionally many if not most PRE HUD homes were built using caustic and carcinogenic chemicals i.e. formaldehyde and asbestos.

But before you purchase any manufactured home you should have the home inspected by an experienced manufactured home inspector and not just any home inspector.Make sure the home is level and that the pier and pad assemblies are in good shape.

Be sure the vapor barrier and insulation are in tact and not ripped, torn or lying on the ground. Have the inspector look for drainage issues i.e. standing water, soil erosion, expansive (clay soil), rusted and deteriorating piers and dry rotted or decomposing wood pads supporting the piers.

Most importantly make sure the home has an approved set of Earthquake Resistant Bracing installed under it as much of California is in a Zone 4 seismic area:

Yes if it's new or nearly new. Otherwise, no. If you have a park picked out, ask the park management for the names of lenders. They'll know.

Otherwise, try for owner financing. Lots of mobile and manufactured homes are sold with owner financing.

if you had a foreclosure then FHA requires 3 years but under certain circumstances you maybe able to get a FHA loan within 2 years but it will take some extenuating circumstances. hope this helps.

I don't know who may end up getting the listing for that home. If you will provide me with the address I am happy to keep an eye out for it and let you know as soon as it's available.

Often it takes a little time before it goes on the market. And it's common for the bank to require that it stay on the market for a certain number of days (maybe 3, 7, or 10) before they will accept an offer. They want the home to have pleanty of exposure so they can receive the highest and best price the market will bear.

I am happy to keep an eye out for it or any others for you. Just let me know.

If HOA is not established when purchasing a home then consider volunteer only if area is ever wants HOA can't force you join. However if you do have issues with neighbor HOA might not react as quickly.

I own homes where volunteer only I prefer to be friends with all. Up to you

Most are not expensive for annual dues
