I can go into a long detailed answer if you want but the quick answer is yes it is legal, there are multiple ways to advertise your property I have several suggestions all of which would depend if you were going to do it yourself or if you were going to utilize a REALTOR; and yes it can be listed on the MLS. I have sold over 100+ houses in San Bernardino over the last 3 years, I have a great relationship with a property management company and would be happy to go into detail with you however you are comfortable.
A longer more detailed response here, you can email me at Ryan@GlendoraRealEstate.org, you can send me a text or call me at 626 991 2156. Let me know how I can help
Thank you for your time and I look forward to hearing from you.

It sounds like "one of those things".

You can hunt down the Tenants....
You can hold the Sellers to it....
If these things weren't spelled out in the Contract, you probably can't do that.

I would say, move on and forget about it.

Good luck and may God bless

A lot depends on the condition of the house. Difficult to answer without seeing it but I did run a search on the MLS to see what has sold in that neighborhood recently, and one sold for $69,000 and another for $75,000. Both of those 3BR, 1BA. What yours will sell for may differ, just depends of many factors. ... more

If you have kept in touch with the agent who sold you the mobile, call them. If not, ask your neighbors to refer a good agent who works that area and then listen to the agent or broker. The local agents know your market and listen to them. Go for 5% under market to adjust for a falling market if that is the case in your area. ... more

Darcy:

The most effective way to get a comprehensive and accurate evaluation is to call three local Realtors, invite them to view the property in person and then run a Comparative Market Analysis (CMA) for you. Before the day is through, you will probably have at least three local agents responding to this question who might be able to help you. We’re not supposed to respond with values in this forum; however, if you click through to their contact information, you should be able to contact them directly to get what you need. ... more

The best way to find out what your home is currently worth is to hire an appraiser, that willgive you the value of your home based on its current condition and features. Another way is to have an agent familiar with your home and area sit with you and give you an idea of what recent sales have been and based on their observation of your home give you an opinion of what it can be listed and sold for, in this market. Keep in mind that you will be up against some stiff competition from shortsellers and reo's, but an agent can definately cover that with you. Please contact me if you would like to set up a consultation, I am an agent and I am familiar with San Bernardino. 714-496-9644 ... more
