Hello Edwin~

The home is actively on the market for sale. I don't think that anyone would publicly answer that question here. I am just curious why you are asking. Is the person emailing you interested in purchasing the home? The home was purchased by an investor and has been completedly rehabbed/remodeled and is for sale. There is more than likely a for sale sign in the yard to contact the listing agent and get a message to the owner. ... more

Jennifer M Hess answered:
Do not send this person ANY money. This certainly sounds like a classic scam, and unless if you want to go into researching it to the core, I would drop this place and move on. Don't waste your time and money. It's always important to feel 100% comfortable with your transactions. If your instincts tell you that something is fishy, (particularly when they are asking you to wire money) it probably is. I wish you the best of luck with your search!

Why Rent when you can own?

Right now financing programs exist that allow a buyer with a 500 FICO score to only pay 1/2% towards the purchase of a $400,000 home.

That means you can buy a home and pay $2000 as a down payment and all you need is a 500 Credit Score.

Give me a call and I can give you more guidance.

Jeff Larabee answered:
I've brokered a number of these type of deals. I am a broker who buys and sells real estate and I also have a small property management business so there have been a few times when we have sold to the tenants via a lease to own option. There are many ways to structure the deal but my biggest take away is there is not very much risk to the owner but there is risk for the tenant (because of the option fee they must pay up front). ... more

Trudi Geniale answered:
First of all be very careful of rental scams as they are all over. If it looks too good it isn't. These people see a vacant house and advertise it at a ridiculously low rent and then try to get your credit information.

Your best bet is to find a Realtor close to where you want to live and they will tell you what is available. Owner's pay the Realtor's commission so they will have better information for you.

You might contact the campus and see if they have any information for you. You may have to be a room mate.

Your price range is low for my area Downtown and our inventory is very low right now.

Good Luck,

Kari Shea answered:
Hi Fredy,

We have two affiliate companies that are property managers. 85-90% of all properties rented in San Diego are fulfilled through Craigslist.

We have been told that almost all agents who list properties also use Craigslist. They say to check daily to find what you are seeking.

Best of luck,

Safe? That depends on your definition. Affordable? That again is a matter of interpretation. Downtown is good, Mission Valley, Little Italy, Golden Hill, and so many more areas. A lot depends on where you work, and how far you want to commute.

The executed lease agreement governs what the landlord and tenants notice vacate a property can OR can not do providing notice.

If the tenants are only month to month landlord MIGHT have right to provide 90 day notice. If landlord is within the rights of 90 day notice following agreement per the terms, if tenants stay eviction, locks, damages to landlord, can be allot of drama involved COULD be NOT TO FAVOR of tenants.
