Hi Karina,
The first thing you will want to do is get prequalifed for your new loan. You wouldn't go shopping without knowing your budget would you? So please call me when you are ready and we can see what your max loan amount is. After you have that information and know your monthly payment you can get a pre-approved letter and find an agent to find that perfect home. Please call or email me to get started.

Depending on your price range I would suggest the Poway Unified School District.
The neighborhoods within that district are extremely safe, and they have fantastic value.
I live within the PUSD, and my wife is a teacher.

Oh boy, ideal tenants don't get evicted. An eviction tells a prospective landlord that you didn't pay rent, and still didn't pay after receiving notices to pay. All you can do is find a landlord who'll take a chance on you, with whatever you have to support your story in writing.

Good luck!

That is a good question, and the biggest and most important question is how much are you willing to allocate to housing and for how many bed/bath rooms. The weather lends itself to great activities like hiking (, running at the beach, bicycle riding all over, kayaking in La jolla cove. This is a paradise!

Let me know and I would love to help, and thanks for your service

I definitely suggest seeking a legal advisor before you take legal action. But if I were in your situation I would serve him with a 3 day notice to Pay Rent or quite “you can find the forms online” after he does not pay then you can move forward with an eviction notice which then would allow you to pursue a sheriff’s eviction if needed. Good luck. ... more

Hi Oleg,
There are only two homes on the MLS that are close to your price range, 3 bedrooms in 92127. Feel free to contact me directly with you email address and I can email them to you. It's also a good idea to check out Craigslist, because not every property manager/landlord puts their rentals on the MLS.

Hello Oleg,

The best place to look for rentals is on Craigslist.

However the rent you are looking to pay could be what a mortgage would be in today's market. With the combination of low interest rates and low prices buyers can purchase a home for less than their rent. Expecially after factoring in the tax savings.

If you would like to explore this option, feel free to contact me. My information is below. Also there are currently 4 properties that are priced under $350,000 in the area that have at least 3 bedrooms and 2 baths with 2 car garage and in good condition.

Good morning Shamar!

If you don't have credit then you won't have any credit scores and scores are important. Do apply for some student credit cards with your parents co-signing if needed to get you started now.

You most likely will need your parents to co-sign for your apartment as well - no credit history, no job and eighteen - yeah, talk to your parents and the others too.

If you are going to go to school out here then know that places to rent closer to the colleges will be already rented by the time you come out to look and you will need to rent farther away. If you and your friends are not going to the same school then find a place that convenient to all of you like Mission Valley.

Lastly, start your search on to get a feel for what rents are going for and to zero in on where you want to live.

You will have a great time here in Sunny San Diego, so much that you might as well tell your friends you are moving here permanently..... they will hate you anyway this next winter when you throw up Facebook pictures of you and your suntanned friends at the beach this winter......

Take care,

Hi Leah,

We agree with another agent's advice on this which is to go there and walk around as each person's experience and criteria for safety are different.

Also, the San Diego PD has it's own page with information at
