Is the lawsuit pending against you or against your home? Shortsale has to be approved with the bank that lended you the money. The title insurance company will review the title to make sure they can provide clear title to the new owner. If there is any lien filed against your home they will get paid off from the proceeds of the sale and your lender will be aware of that. I hope I could provide you some info. I think your best bet is to work with a mortgage banker that is trustworthy, because you can go crazy trying to chase the lender with the lowest rate. A trustworthy mortgage will disclose all his/her fees up-front, and will have the ability to tap into the best wholesale rates for your credit profile / area.

I have not used the classifiedflyerads.com service. Never heard of it. I think you are smart to ask the question here before subscribing as there are many services out there that promise grant results without delivering.
