A true property trade can only happen if both owners have their homes completely paid off.

If there are loans to be paid off, then you are talking about two distinct and normal real estate transactions with some specific terms to try and make the transactions fair to both parties. Overall, a property trade in California is extremely rare and usually doesn't make any sense. It would be interesting to hear more details about what you have in mind. Most likely there is a better alternative for you.

Yes, it is one horse per acre in the Covenant in RSF, but you must first have 2 acres and then you are alloved one horse per acre. Some Covenant property do have a grandfather clause where more are allowed, We have a property located 5555 Camino Del Norte that allows 4 horses, but it less than 4 acres. Also Non Covenant areas do have a different regulation. Have you considered Fallbrook or Bonsall? Depending on what hospital you are associated with, it is not a bad commute.
