Those are not real prices. They are probably what the person is behind or owes on a note.

You can not buy for that price. It is not possible.

If you ask a realtor in your area you might find foreclosures that cheap. Some do exist i some areas. Some real houses do exist at that price that are not foreclosures in some areas. But anything that says sign up and give me your credit card is not to be trusted.

Being that as it may, Pomona is a city that has many elements to it and many people call home. It is a fairly large city and is home to the Los Angeles County fairgrounds amongst other things.

If you look at a city for vitality, Pomona has been doing a lot to build their downtown area to draw it's residents to it. Not sure if that means it is "up and coming though.

You need to find out the terms of the financing the A/C. The lender will look at the min monthly payment. If the minimum payment still allows you to qualify for the loan, it should not matter. But if your debt ratio exceeds the limit, you will be denied. I suggest running the scenario by your loan office before you do anything. ... more

it depends on the lease they signed with the previous owners. if there were provisions for termination of the lease in case the property gets sold or if the renters surendered their rights and lease if the property got sold. if there is none of those you might be able to stay for the duration of the contract. ... more

If you purchased in 2009 and don't want to wait until 2010 to get the refundable credit, you have the option of claiming it on your 2008 tax return. If you already filed your 2008 tax return, you can AMEND your tax return by filing form 1040X and completing Form 5405. If you haven't filed your tax return yet, and aren't closing before April 15th...you can file and extension until October 15, 2009. Once you close, you can finalize your tax return and claim the credit using Form 5405. And if you closed before April 15th, then you can just file your tax return and make sure Form 5405 is included. Either way, you should be able to get your credit in 2008.
I am not a tax professional so I would highly advise that you check with your Accountant to be certain. I had several buyers claim for 2008 and receive the "check in the mail"! Good luck!
