There are some great areas in Rancho Cucamonga with lower tax rates. Obvioulsy the older neighborhoods have lower tax rates and if the homes are further North, they are located within the boundaries of excellent schools! You have to look at tax rate as it relates to the home values. For instance, if you buy a house with a 1.7% tax rate in a great area, but the sales price is $300,000 as opposed to a home in a tax rate of 1.25% with the sales price of $350,000, unless you are paying all cash, the lower price will be more affordable and quite possibly be the better investment. Woking with your Realtor to look at each neighborhood collectively would be the way to go.

You not only want a great location, but that purchase that is going to give you the best opportunity to an equitable position in the future!

Yes, I've lived in southern california all my life. I currently live in Rancho Cucamonga and love it! There are other communities that are great, others not so great. If you are a renter and if you haven't owned a home in the last 3 years, you are considered a first time home buyer. I have helped quite a few get "down payment assistance" (DAP) programs as much as 80K in free money. The trick is, there are very few lenders that offer some of these programs. I have researched many of them. I'm not a lender, nor do I get any benefit from the lender. I just investigate for my clients and refer them. I figure, if you were a relative and I could get my relative 50k, why not a stranger. What goes around comes around! I've blessed quite a few and they've blessed me back by recommending me to others. :) It all works out. They're more work in many cases but I think they are definately worthwhile! It looks like you answered your own question. You are correct that most properties that are 1/2 acre are zoned for horses in Rancho Cucamonga. But if anyone is concerned about the property they are interested in as to weather or not they can keep horses at their home, they should always check with the zoning and/or planning department regarding their specific partial, (they just need to provide them with the APN#). They can also provide them specific information with how many horses or other animals are allowed on that particular property.

Thanks for finding Trulia and giving me a chance to answer your question. Let's tackle the San Bernardino County crime rate first :-) San Bernardino County is the largest county in the world so, unfortunately, it stands to reason that it would have a crime rate per capita that would be equal to it's size. That being said, Rancho Cucamonga, while it is within San Bernardino County does not share the county's reputation.

Rancho Cucamonga, which also encompasses Alta Loma, is a wonderful place to live, the schools are great (my best friend is the head librarian for Los Oso's High School), there are ample parks, a beautiful mountain view from just about everywhere in the community and plenty of properties to choose from. You can find everything from brand new townhouses to beautiful 1 acre + estates. Oh, and don't forget that because Rancho Cucamonga is nestled within the Inland Empire and San Bernardino County, the tax base is lower. A good thing :-)

Currently in Rancho Cucamonga we have 1243 homes available and 14.6 months of inventory on the market, so this is a great time to buy there. I know of several beautiful homes, near great schools that are currently available in the area. Please feel free to give me a call for more information or if you would like to see any properties there in Rancho, or in Upland or Claremont (two other nearby communities with wonderful school systems).
