I always expect that a seller is interviewing other agents. What goes through my head is to really get an understanding of what is important to the seller. I listen to their concerns, desires, needs, wants, etc. And then I decide if we are a good fit. If we are a good fit then I ask them to hire me. If they still want to interview other agents I ask more questions, because either (1) we are not a good fit or (2) I have failed to communicate effectively for them to feel comfortable to make a decision to hire me. ... more

There are some great areas in Rancho Cucamonga with lower tax rates. Obvioulsy the older neighborhoods have lower tax rates and if the homes are further North, they are located within the boundaries of excellent schools! You have to look at tax rate as it relates to the home values. For instance, if you buy a house with a 1.7% tax rate in a great area, but the sales price is $300,000 as opposed to a home in a tax rate of 1.25% with the sales price of $350,000, unless you are paying all cash, the lower price will be more affordable and quite possibly be the better investment. Woking with your Realtor to look at each neighborhood collectively would be the way to go.

You not only want a great location, but that purchase that is going to give you the best opportunity to an equitable position in the future!

Congrats on starting the home buying process. a very good program is FHA home loan that only requires 3.5% down payment. Yes, I've lived in southern california all my life. I currently live in Rancho Cucamonga and love it! There are other communities that are great, others not so great. If you are a renter and if you haven't owned a home in the last 3 years, you are considered a first time home buyer. I have helped quite a few get "down payment assistance" (DAP) programs as much as 80K in free money. The trick is, there are very few lenders that offer some of these programs. I have researched many of them. I'm not a lender, nor do I get any benefit from the lender. I just investigate for my clients and refer them. I figure, if you were a relative and I could get my relative 50k, why not a stranger. What goes around comes around! I've blessed quite a few and they've blessed me back by recommending me to others. :) It all works out. They're more work in many cases but I think they are definately worthwhile! When you're relocating and you've got a time frame to settle into a house you might want to consider all possible sales: short sales that are very close to approval, or are approved, standard and real estate owned or forclosed properties.
