Escrow fees can vary with each different escrow company. In Orange County, California I have seen a range of $1.75 to $2.50 per thousand of the purchase price. Additionally, there is a commensurate base fee of $175 to $250. If you are trying to determine how much you will need to close your cash transaction, have your agent or escrow officer run a "net sheet" to show all the costs involved in your purchase.

Yes, there are a few FHA approved townhomes/condos in Encino.
If you're working with an agent he/she should be able to confirm the FHA approval and inform you if those properties are within your price range.

If you are south of the blvd in the hills you should absolutely do a geological survey, if you are in the flats, then you might want to see what your general inspector recommends. The inspector may see signs of structural or geological issues, or may not. I live in the area, in the flats, and haven't seen many issues, aside from mostly chimney's having problems after the 1994 earthquake. But your inspector will be able to guide you much better, as well as your realtor. Best of luck to you.

You can find 2 bedroom condos in Tarzana for under $200,000. There are none currently available that aren't short sales or "cash-only," but they pop up once a week. The most recent escrows were at Lorena Villas (18307 Burbank) were a 2 bedroom upstairs with freeway noise sold "in the high $170,000s." If you would like to see properties, let me know, I sell as many condos in Tarzana as any other agent.
