If you are south of the blvd in the hills you should absolutely do a geological survey, if you are in the flats, then you might want to see what your general inspector recommends. The inspector may see signs of structural or geological issues, or may not. I live in the area, in the flats, and haven't seen many issues, aside from mostly chimney's having problems after the 1994 earthquake. But your inspector will be able to guide you much better, as well as your realtor. Best of luck to you.
You can find 2 bedroom condos in Tarzana for under $200,000. There are none currently available that aren't short sales or "cash-only," but they pop up once a week. The most recent escrows were at Lorena Villas (18307 Burbank) were a 2 bedroom upstairs with freeway noise sold "in the high $170,000s." dont take everything out from your savings!! You don't have to stop paying the mortgage in order to qualify for the modification, may be you are not talking to the right person. Try to contact someone in loss mitigation department of your lender to talk about modifcation or contact some loan modifcation company who doesnt charge upfront fees for modification.
But If the lender is not working with you on loan modification, then do short sale, at least you can avoid foreclosure and have some piece of mind. For short sale, contact a realtor who has experienced in closing some short sale.... more
Not enough info to tell. It is not uncommon today for loans to take longer than normal. Your agent should be in contact with the buyer's lender to determine what is going on. If needed your agent should send them a notice to perform.
You are better off looking in Encino, that area has shown the smallest decrease in home values in the SFV over the last few years, the furthur North you go fromn Ventura Blvd the more danger you face. I would check with the Los Angeles County Association of Realtors and title companies there as they are usually very active in putting on seminars on short sales and foreclosures and other topics of interest to real estate agents. You may also be able to get the information by visiting their respective websites. Perhaps they could even agree to e-mail you of upcoming seminars.
