I would tend to believe that we have the same "snobby" factor in place here as well. We also have less manufactured housing in the Agoura Hills area (if any). In the neighboring community of Westlake Village there are some manufactured homes as part of a mobile home park and I don't recall being much more than that. (Any local Realtors can correct me if I'm missing something).
The thing about a lot of the current manufactured housing that I've seen is that it is hard to see a difference from these and wood-framed constructed homes. The quality has improved over the years.

If I can help you find a home in California - namely Ventura County/Los Angeles County - let me know.

Best of luck to you!

It depends. I believe the low end has already bottomed and is on its way back up. The upper end is still feeling the effects of a tight loan market, difficulty in qualifying and the lack of move up buyers. Move-in condition homes are king in this market - fixers are getting ignored except for low offers.
The good news is that just about anything you buy (see above) is going to be more valuable in the next 2 years. Does that mean we have more downward pricing in the near future - again, it depends. My crystal ball is in the repair shop.

Good luck! Just don't wait too long to purchase!

Dear Sabine,

I am looking it up through the tax records and will get back to you with confirmation of what it sold for.

At first glance, it may have been an REO (Bank Owned Property) that was sold after foreclosure. I will get back to you with confirmation of the sales price.

Maggie :)
