Brad Cummings answered:
Most likely yes, when the time comes that the bank who owns the property takes the house back, they will approach you with a "Cash For Keys" offer. Did your current landlord give you constructive notice about the foreclosure and any notice to vacate? Sometimes the current owners of the property will let their tenants not pay the rent during the process, but usually the landlords keep collecting the rent and not paying the mortgage due on that property. ... more

Hello, you might try the old-fashioned way of looking in the newspaper classifieds, as well as online. Rentals are competitive now. But with great credit, have you considered a 3% down conventional loan? I can assist you with mortgage loan sources to contact for that.
Or call me at 562-896-2609.

Laura,

Yes, Artcraft Manor is a nice neighborhood, however, you and your friend should always use caution when you come home late at night, wherever you are! What I think you may want to be cautious about is the asking rent of $1,300. A house this size in this type of neighborhood would normally rent in the range of $2,200 - $2,500 a month, so be careful. Make sure there is either a property manager or owner who answers their phone and is able to get you inside the house. DO NOT wire anyone any money! Otherwise, this may be a scam, there are a lot out there at the moment.
Good luck in your search.

Hi Joomo,

If your contract has a contingency that she has to sell her house and she hasn't removed that contingency in writing, then if she doesn't sell her house, she can cancel contract with no penalties.

Because of the very low inventory of rentals at this time, I highly recommend driving through the neighborhoods you'd like to live in and looking for "for rent" signs posted on the property. Believe it or not, this is a way many landlords continue to market their property to find renters. ESPECIALLY in the more desirable coastal communities like Long Beach. This is a tactic I've been recommending to friends and family for quite sometime and I promise you is better than just looking online.

Best of luck...

Karen McEniry answered:
Hi Betty,
I would encourage you to look up crime statistics in the neighborhood or call the Long Beach police department to get more information on the area you are considering.

There are other charming areas in Long Beach near Carroll Park and Rose Park, and the prices are definitely much higher than in North Long Beach.
Another area with cute homes (but not as old and historic) is Lakewood.

I'd be happy to assist you in finding a home. Let me know if I can assist.

Thanks,
Karen McEniry

Are you wanting to rent or buy?

If you want to purchase a home, Sept 01 may be too soon for a move-in date.

However, if you want to rent, I have a nice 2 bedroom plus office for rent.

Please call me if you're interested in buying or renting.

Hi Ronnie35,

I performed a simple search on Trulia by using the parameters you provided (2 bedroom house under 900 near Long Beach). Here are the results to that search:
http://www.trulia.com/for_rent/Long_Beach,CA/SINGLE-FAMILY_HOME_type/#for_rent/Long_Beach,CA/2p_beds/SINGLE-FAMILY_HOME_type/0-900_price

Remember you can also search the rental listings by visiting our Rent tab at the top of any screen on Trulia.

Hope this helps!
