This is a question for your agent. He/She should be communicating with you regarding the pros and cons of using a VA loan and should be communicating with the listing agent regarding your motivation and ability to get the deal to close. In the current market there are often several buyers for each property listed, making it a multiple offer situation. Under those circumstances it is important for the listing agent to have as much information about the prospective buyers as possible so when a decision is made the best qualified buyer will be picked. It is not always the terms nor price that seal a deal but the preceived ability of the deal to close smoothly and in a timely manner. I do wish you the best in your home buying endeavor.

you have money from this kids allotted for living space.

You could approach the landlord and see if the landlord will renew the lease with you. Easiest solution if it works. Unless you found a really small mobile home where the rent for the home was $350-$400 a month it will be tough to keep your rent at $850 as most parks charge park rent of at least $300-$500 a month. There are a number of great areas to live in Long Beach. The property you were apparently looking at is in El Dorado Park Estates, which is a nice neighborhood and offers an award-winning school, Newcomb Academy. But there are also lots of other great areas -- Los Altos, California Heights & Bixby Knolls, Belmont Heights, Lakewood Village, Park Estates, Alamitos Heights and more. Which neighborhood will work best for you will depend on what you're looking for as well as your price range.

This property looks like it's in rough condition, so that probably has something to do with it. Long Beach rents can vary greatly, but tends to be a slightly better deal than just south in Orange County. Long Beach has a lot of unique neighborhoods and some of the best neighborhoods are very close to areas that many consider to be undesirable. I think this has a major affect on the rent rates when compared to other cities. Also, be very cautious if you see rent rates that are unbelievably low, it's most likely a rental scam. Never send money to anybody and don't sign anything unless you've met them in person. Scams are everywhere now, even on Trulia, and many times these people are looking to make a couple hundred dollars, not thousands.

Long Beach is a fantastic city to live in. Great restaurants, nightlife, close to freeways, mild weather, etc. If you're not familiar with the neighborhoods, drive around and pick out the areas you like best.
