I like to keep life simple.

If you like difficulty there is a special program where if people from a foreign country buy a business that employees a certain amount of people like a car wash, hotel, restaurant, etc they can move money to the US and get a bump up on green cards and cirtizenship for having a job sustaining business or piece of real estate.

I did a quick search for these areas and there are over 20 possible rental condo/townhomes almost all are in Torrance (prices ranging from $1400-3725/mo). Then I looked at single family homes and there are 14 available mostly in the beach cities (prices ranging from $1700-15,000/mo)

Depends on the termite company – some give a 6-month warranty, others provide a year, some even as long as two years.

I don’t feel comfortable letting it go longer than 6 months.

As an aside, I normally recommend that tenting is done a few days before close of escrow and paid out of escrow, rather than being done a long time ahead of time. We do all the other Section 1 repairs ahead of time, but leave the tenting until the very end to prevent “aging” of a clearance.

The only person who can sell the house is the person on Title. They are the one(s) who have to sign the Deed at close of Escrow. You might want to consult a Real Estate Attorney to find out the best way to proceed.

The release of funds held in escrow require written authorization by both parties to the transaction. While in the fact situation you describe you would be entitled to receive the funds, you're not looking for entitlement, you want the funds. So after confirming with your broker (owner of the office where your wife hangs her license) and escrow officer, and offer to cancel the sale without penalty to the seller upon his/her written release of your full deposit. Note, I realized your purchase wqas to be in North Redondo. There are MANY homes for sale there now, including a listing of mine on Speyer Lane, with very willing sellers. Pick one of those! ... more
