The simple answer is that main factor that determines market price is supply and demand. You can determine what that price is by looking at what someone would pay for a comparable lease. In comparing, look primarily at location and type of property, then bedrooms, bathrooms, square footage, amenities and condition of the property. Then look at the lease terms. Often landlords will demand higher rents for shorter term leases and vice-versa.

If you are looking to determine the market price of a property you have for lease, or you are looking to lease a place yourself, you should do a bit of legwork or hire someone to do it for you. Look at several places near the property to get an idea of rents, look online at sources such as latimes.com or westsiderentals.com (westside rentals is free for landlords and has an online tool to help "comp" your property, or hire an agent to help. You also might want to check out rentometer.com, which is fun and informative, although it doesn't quite have the zillion points of data to really nail down a price.

I like the complete service; photos, virtual tour if it'll work for the property, flyers, address website, add it to my website, upload pics to MLS. sign rider with URL, postcards. My guy will also make business cards with the house info on it; the seller can promote the listing to their friends/family. He's just started making banners too. If the house is on a well-traveled path, you can advertise the URL, open house date, your phone number etc.

I like my photog to be part of my team, making suggestions of how I can market myself/the property, keeping up with the latest in marketing ideas. If you can bring ideas to your clients of how to make their life easier and market their product effectively, you'll be even more valuable than I'm sure you already are.

Good customer service is a must. It doesn't matter to me how good someone's product is if they don't return my calls or deliver as promised.

In my community, a detached condominium is free-standing, like a single family house, but all of the land the homes are situated on within a particular development are owned by the entire association, not just the unit owner. Builders in my market do this to get around minimum lot requirements and to offer reduced tax and insurance bills to the residents while maximize the units they are able to sell individually.

They are a little different than built on homes. They are considered a "good" and so sales tax is paid on them depending on where the home is being built. Also lending is a different animal on prefabs. Most manufacturers have lenders they deal with. It's very cool, especially if the people already own the land. ... more
