It is possible, however, everything you do, you need to run it by the HPOZ Board. If you go on ZIMAS, you can find out if the property is a Contributing or Non-Contributing property...if it has not been altered...it is contributing...if it has been badly messed up, it may be non-contributing.

You still will be required to get permits for everything you do.

I would talk to the neighborhood representative who is in the HPOZ Board, have them come over and look at your house, then you will know what you are allowed to do.

I like Silver Lake area - I think in many ways this definition can apply to this area of LA. Lots of nice cool places, bars, restaurants, etc... Untraditional decor and you can feel Art in the air :)

I think its a good thing and I do believe it makes this area a bit more unique and attractive to certain people. I enjoy going out there every time!

What's the benefit of lease option? It sounds good on paper but sellers want to sell and get their money if they come out of the deal with a profit at all these days. With so many short sales and bank owned listing on the market, chances of finding an owner who wants to lease their property to maybe sell it it at the end of the lease seems slim. Westchester is a great area; I am a Los Angeles local and grew up there. I learned to play tennis through a local program at Westchester park, walked to the local schools for my education, walked to the market at Emerson and 80th Street (still there) for groceries. Of course, some areas are more desirable (Kentwoood or the Bluffs) but certainly all of Westchester has its good points (Westport Heights, etc) and good schools, parks etc. In addition, Westchester is affordable compared to most other Westside neighborhoods, and close to transportation, etc. The development of Playa Vista continues to help Westchester, as it looks like a real value in comparison. And having Loyola University in the heart of it all keeps the rental market strong.

It is true that LA is becoming more Bike friendly by the day. More accomadations are being made on mass transit for bikes to be brought along. Many more miles of Bike lanes are being installed throughout the city including downtown. Dedicated bike baths have been put in alongside the LA River route. There is a new service in the works which will allow short term rentals of bicycles at 100's of locations thruout the city to get from one point to another.
