Check out Oakwoods Apartments and CorporateHousing.com for short term furnished rentals.
You can also check VRBO.com (vacation rentals by owner). Hotpads.com is also a good site.

Welcome to the joy of the internet. There's a lot of scams out there, and you just have to be smart about it. There are no "internet police." And it's not Trulia's responsibility to make sure each and every listing is legitimate.

With that said....if you are considering renting...heed the warnings they have posted for you. Do not send money to anyone who you don't know. Make sure you are able to see the property in person and meet with the landlord or property manager IN PERSON. Pretty much common sense. Good luck!

Certainly not. This is something I would negotiate out. The benefits of signing a 2-year are to tie in your present lease. I am not sure what the allowable increase is now in Santa Monica, but there is absolutely no reason to sign a 2 year lease with an increase factored in, other than the fact that they cannot easily get you out. ... more

Dear Ellie,
It will be difficult, most Lessors are reluctant to lease without references or co-signers when the tenant does not have credit or other forms of security. The landlord is taking a risk in this case.

if you are willing to give a large deposit and possibly pay for rent in advance, you will be more likely to find an agency willing to lease to you. I would go with a large complex that is run by a property management company first. They tend to be more flexible then an individual property owner ( in my experience).
You might also consider leasing in an area with many college students, you might be able to find room mates and the landlords are used to working with a younger population without credit.

Without credit you will probably have to have a guarantor sign the lease. There is a lot of competition in the rental market here and landlords are extremely picky about credit.

You can sign the lease as a guarantor not a resident. Being out of state increases the risk slightly to the Owner but assuming you have good credit and proof of funds one will definitely take you if presented correctly. ... more

Hi Sarah,

What specific areas of Los Angeles are you looking for an apartment or condo in? What is the breed, age, and size of your dog? Is your income at least $4,800 per month? When you say middle to poor credit does that mean you have many negative accounts or collections?

You can email be back directly, Jessica@wellmanproperties.com.

Hello there!

Go to www.WestsideRentals.com. Or www.RentGMG.com. You should be able to find all your answers there. Those are the two sites I always recommend.

You can also try driving around the neighborhood near USC where you will find plenty of "FOR RENT" signs, specifically for students.

Good luck!

Hi Rosie,

Yes, most owners will check your credit score. In order to rent almost anywhere, they will require that you submit photo identification, proof of income, fill out an application and then they will run a credit check. Since you are in a rush, you should get all of these items together and be prepared to apply when you see something you want to rent.

All the best,

Jessica Acker
