It says you paid a deposit for a roome but the subject is home selling and you are in Toronto, OH but you posted in Los Angeles. A little confused. Usually you can';t get a deposit back if you back out of a rental. That's why it's a deposit.

The deed should have the documentary transfer tax amount listed on the first page of the recorded Grant Deed. If the transfer tax paid was $363.00 as an example, then you divide 363 by 1.1% to compute the purchase price on the home. In this example $363.00 divided by 1.1% is $330,000. I believe you may need to add a an extra zero to your answer to arrive at the correct value.

Just look for the transfer tax amount that was paid and use that number for your calculation. Good luck!

Not so far! I work with many buyer's, it's still all about location and curb appeal. If the home meets their requirements; bedrooms, baths, sq ft, school system, condition, location and price...these are the primary issues. If they see value (and you have to educate them), they will step up and write an offer. I've yet to meet a buyer that lists "Green" as a primary requirement.

This is just my experience with the buyer's currently in the market.

The person you need to have YOUR agent have a conversation with is the Loan officers' PROCESSOR, that's where I am always able to get to the meat & potatoes of what the buyers' issue is.

Have that conversation first, & if you have to, tell the processor to be truthful with you because you're about to cancel everything & keep the buyers' deposit.

The owner of the property should be listed as the trust itself, regardless of who the trustees are. The previous trustee was not the owner - the actual trust is the owner. The new trustee would sign their name and add ", trustee" or ", successor trustee" depending on the provisions of the trust and what their actual capacity is. Hope this helps - good luck...

The fees will vary slightly from one Escrow company to the next, but they are not wildly different. The $800 fee that you have been quoted is in line with what I have seen out there. Generally they charge bet $1.75-2.00/ each 1,000, plus a flat fee which can range from $200-300 depending on the company you work with. You may be able to negotiate some of the other fees, i.e. document scanning, courier, notary, etc. and ask them to include as part of your fee.
