usually a Realtor gets paid a commission from the lanlord and it is free to you. However, everything is negotiable and if you want someone who help you in a complicated case, you may have to pay for their time.

You can try driving around and looking at "for rent" signs and then call directly and explain your situation to the landlord. They may require 2 or 3 months deposit.

I focus on high end residential and apartment buildings for sale, so I cannot help you, but someone else in this forum may be able to.

I would try checking out www.westsiderentals.com they pretty much dominate the online rental advertising for lower priced properties (under $5K)...

Beware of advertisings that claim something is too low to be true... there are a lot of scams where people from outside the US, notice a property is for sale and they advertise it for a very low rent... just to get deposit money and defraud others.

House seems to be available to buy but not listed to lease. The asking price is only $374,900 and with rates today I imagine that a $11,000 down payment and a 30 year fixed loan would result in a mortgage payment of about $1,600/month. Also, I wonder if the seller would consider leasing it to you instead of selling it. Shall we find out? Give me a call.

Try westsiderentals.com or Craigslist as I heard lots of complains on trulia regarding outdated/incorrect/misleading rental listings.

I don't think trulia actually check every listing.
