The Los Angeles and Greater Los Angeles County suffer from poor public transportation. We are not as advanced as New York or London, however, we do have plans in the future for better metro lines and busses/subways. I suggest you look into foreclosures and bank owned properties for the best value. Best, Joshua Rabinovitz. ... more

Check out area statistics; real estate professionals are prohibited from steering, enticing a buyer to purchase, or not, in specific neighborhoods; so, you should check out demographics on your own to assure your comfort level can be reached. ... more

I do not find the house on the market currently. So I can't direct you to the Owner.
But i would start by sending a letter to the "Current Owner" and ask if they have what you are looking for.

Otherwise, you can try contacting the city.

People like us find construction costs to be reasonable at this levels: $90 to $290 depending on finishes chosen. That being said, I have seen people choose such finishes that ended up costing about $1,200 per square foot! It's all about what you want. ... more

Jack Mitchell answered:
My guess is that the foundation of the home should be fine. It's pretty rare for roots to cause structural problems. But, the easiest way to find out is to see what your general inspector says once you are under contract. If he finds anything that is cause for concern, he will advise you to contact a foundation specialist to come out and take a look. If you like the home, I would move forward with the transaction subject to inspection, of course. Feel free to contact me if you would like a recommendation for a general inspector and / or foundation specialist. ... more

RUN THE OPPOSITE DIRECTION! Drugs and gangs are rampant, having increased their presence in Angellino Heights, especially. The "creative (or is it merely a certain sort of peter pan complex?) hipsters" who the neighborhood, lumped in with Echo Park on the other side of Sunset are being driven out due to violent crime that the muscician/ artists/ boutique designers never thought could happen to them, The bars that the artists and musicians once haunted, from the early days of The Short Stop, The Little Joy, and now The Gold Room are now taken over by gangbangers, and the only hipsters who still go there go to score for the habit they picked up living in this gentrification gone awry. And yes, I was there back in the days where only after-duty cops frequented The Short Stop, and The Little Joy was a gay mexican pickup joint. Your better off in Bedstuy, NYC, honestly. And word to the wise, one of the cities largest heroin/meth/etc drug dealer's has a permanent business running out of Angelino Heights, on Alison Avenue near Douglas, a street that could look innocuously charming if one keeps on their blinders. Try Venice instead, art, still gritty, yet with the ocean less the blatant evil of Angelino Heights/ Echo Park. ... more

Absolutely! The hills can make it a bit less kid frindly (sidewalks, etc) but many families choose to live in the Hollywood Hills, for the views, access to hiking, privacy (think celebrity) and large lots.

These are ongoing builder defect suits that have been going on for 5 years. No end in sight. Same in Higgins. I have a copy of the complaint, as I sell lots of units in downtown. If you need some assistance... buying, selling or leasing... please contact me directly as I am the highest producing agent in downtown since 2002. No other agent has sold more than I... period.
Sincerely,

Hey DTLAlover!
I too am a lover of DTLA! You are correct in asking the trulia community about their experiences DTLA. It can be complicated and slightly difficult to navigate. How much buck are we talking for this bang you're after? :) What part of DTLA are you into? I have a feeling its south park. Are you a classic or shiny penny kind of loft lover? The kind of financing you plan on obtaining is also very important when purchasing DTLA (some buildings can not be financed for various reasons).
If you have questions or want to chat feel free to contact me anytime.
Happy Hunting!

Cony,

Often the best resource for crime and safety concerns is the local police department or the county sheriff's department. they have access to the most current and reliable information and are normally very willing to be helpful.

Good luck

Hello! If I were you I would contact your Agent and have them sign you up for listingbook (I am assuming your in the Los Angeles area). Listingbook is a service from the MLS (multiple listing service) that will email you daily any updates including new listings, changes in price, off the market etc. This is a great way to organize your search and be up-to-date with all changes that are going on in the market place. Thanks.
