However,...they do incur certain risks that should be discussed ahead of time.

Finding the area that you feel most comfortable living in and sticking to your purchase budget.

It is a huge mistake to look at homes that are above your pocket book and thinking that you can get the seller down $20 or $30,-000. That just won't happen. So, stay true to yourself, and only look at homes you can afford.

You would think that a pool would be a must have in the middle of the desert but all home buyers do not fall into one catagory.
They are like snow flakes..each one is different...
Different tastes, needs and strategys.
There are many people who do not care for dealing with the maintenance of a pool.

Institutional investors, investment funds, REITS are buying up multifamily properties as well as large numbers of single family houses to build out their portfolios. Institutional investors used to look for 10 CAPs or above but there are some that will now go as low a 6 CAPs. Institutional investors are one of the biggest challenges to private investors and regular home owners in the Vegas area. There is too much money going after too few assets. Hence the prices in the Vegas area have gone up dramatically and the ROIs have come down.

Hi Jignesh! Yes, you can definitely purchase a home in Las Vegas for $100-110,000. You just have to make sure that your financing is in place and that you have a pre-qual letter and that you have the money for closing costs, downpayment and earnest money.

I am from Dallas and was a realtor there for over 25 years then we moved here to Vegas because my husband retired and my 90 year old mom lives here and I got right back into real estate. So now, I have been a realtor for over 30 years! I can't believe how the time flies.

Regarding this property, this house has been totaly upgraded and has no Association fees...
has a huge nice backyard, located within minutes from 'Boca Park', 'Tivoli Village' (shopping plazas).
