The list price is where the bank is starting at in Las Vegas. The banks know that there will be multiple offers and the list price will most likely be driven up. I just read an article from the Greater Las Vegas Association of Realtors that Las Vegas Nevada Prices are up 30% from 1 year ago. The price increase is being driven by very low supply and tremendousl demand.

Unfortunatly in the current market you need to place your highest and best offer. If you are financing and the property is less than 200K, expect to be outbid by a cash offer. The sellers agent usually won't disclose what other offers are on the table.

A credit report for the non-purchasing spouse is required to determine any joint or individual
debts. Any ACTIVE debt that is not in your name must be considered in your debt-to-income ratio and residual. Collections are not considered active debt.

Also, the Credit history of the non-purchasing spouse should not be the basis for declining the loan and the FICO score for the non-purchasing spouse is not considered either.

Based on the information you have provided, from a spousal credit standpoint you should be fine.

Did you know that having a real estate agent representative historically has averaged about an 18% greater return on the property sale than an FSBO? That's far less than they charge and avoids a lot of hassle.

Mostly the banks don't make mortgages on condos in Las Vegas. Most of the condos have litigation against them so none of the banks will make mortgages on them.
