Good Morning,

There are no set commission costs, however, the average total commission is about 6% in Las Vegas. Closing costs will vary between 1-3% depending how the buyers offer is written. Feel free to contact me to discuss the costs in more detail.

Taxes in NV are about 1%. $130,000 house is approximately $1300/year or about $100+/- per month. Insurance is anywhere from $30-$200 depending on what you choose to cover for interior belongings and replacement of the home it it were totally damaged. Gas (we cook and generate hot water and heating with gas in Vegas) is about $20 per month and about $60-$75 in the winter months (all these approximations are for a newer home built after 2000), electric will be $60 regularly-$250 in the summer. Water and sewer is about $50 regularly and in the summer about $150. I hope this helps. ... more

Myra Gouger answered:
Most of the new neighborhoods look like "older" neighborhoods in about 2 years. Builders in homes priced at $300+ are very cognizant of people's wants, needs and desires. There are greenbelts and parks all over Summerlin and Henderson. Many are springing up all over the NW as well. Las Vegas or Henderson are nice places to live.

The housing market is tight - not impossible. You need to set a realistic price and realistic achievable goals when looking for a home in this area. You can't look for what you have back home. You also need to think what sort of community you want. The Sun City communities are popular with retirees. It is important to look at neighborhoods - not just houses. Find places where you feel you can be comfortable. Our home prices are going up quite a bit. You have to be prepared to go up over list price to get a home.
