Depends on how much cash for down pay and your credit score. 2 Bed Condos in good areas are running about $60,000 and can get you $100 to $200 a month positive cash flow. Good 3 bed 2 bath can go for around $90,000 to $100,000 and get you $200 to $400. Condos are all cash, houses can be financed with 25% down.

My expertise is in Real Estate, legal questions should be posed to an attorney.
What I can state is, in most Real Estate transactions, all that are financed, the seller provides the buyer with "Title Insurance" insures the buyer is provided with clear Title. This applies to whether you purchase a short sale or a Bank -Owned property.
I can refer you to an attorney, please contact me for the referral.

It means your loan is one of the vast majority of home loans that's underwritten by Freddie Mac or Fannie Mae guidelines. Your lender creates the loan for you and sells it off to Freddie Mac, which then insures the loans to be resold to other investors. Your originating lender would still act as the servicing end of your loan and maintains the relationship with you. ... more

Unless there is some non-monetary consideration, the ONLY fair way is to match the contribution of equity. Sometimes if the property is being improved/developed, one party may contribute more labor, etc. and this can adjust equity.

Kate:

I am a Lender from Las Vegas, NV...

The free credit report usually is not that detailed. If you want a detailed report, have it pulled by a mortgage guy that pulls the report from all three bureaus (Experian, Equifax and Trans Union).

It should cost around $19 to pull a married couple's combined credit report. That's what I charge but there might be cheaper ones there in FL.

Let me know how I can help!

Usually an extension is asked for by your realtor. Usually it is granted. Sometimes there is a penalty to the buyer for not closing on time. Most of the time, that can be negotiated away with an addendum from your realtor. ... more

Good Morning New Yorker...

This property has been taken off of the market.
There were multiple offers placed and then there was a fire at the brokerage.

However,..there are several other homes available in that area.
If you wish,...I can set you up with a search engine that will email listings directly to your email box as they become available.
They will be quite detailed with pictures.

I work with many out of state clients and are good at communicating over the distance.

Also,....if you would like to set up your own home search to use at your leisure...feel free to register to my website at http://www.HanksLVRealestate.com

If you need information on any property in Las Vegas and Henderson of if you would like to learn more about current market conditions, please call or email me at anytime..

Donald Mituzas answered:
You can always offer less. Keep in mind, that it the property is well priced you may be competing with other buyers who are willing to pay over asking. Which is more important, buying the property or getting a better price? You could miss out on some great buys if your offer is too low. A bank can always come back with a counter offer, but if there are other buyers looking at this property you may be out of the game before it begins.

Valley Property Inspections answered:
Home inspections are not required, except for HUD, VA, etc... but, adviseable. Apraisal's are required, and even though they address some components of the structure, they are not home inspectors. Make sure you hire State of Nevada Licensed professionals only. There are some operating in Clark County that are not licensed by the state. Avoid inexpensive inspections as these may not be as thorough as others.
