The Club at Maderia Canyon was started during the real estate boom in 2005-6. Many of the homes sold were at the high prices back then and when the false appreciation bubble burst so did many of the builders. All of a suddenbuilding was halted. Lamancha is a very nice community, in my opinion Resort Villas are much nicer and the values have held up much better there. In fact some of the units are on the golf course and it is guard gated. There are pockets of different neighborhoods in Green Valley that deal with scorpions. The best advice is to talk to the neighbors in prospective neighborhoods to ask if they deal with the challenge. You will find homes that have had no scorpions across the street from homes that continually deal with them. ... more

Both Summerlin and Henserson are very nice. Visit for school information and search for schools with the highest test scores. Henderson is closer to the airport and the Strip. 7 Hills has nice parks, so does some of Summerlin. Just remember most parks are unusable in the summer during the day as it is too hot. You'll find the Henderson rentals slightly better than the Summerlin rentals. ... more

There are any number of neighborhoods around the Las Vegas Valley that could fit your description. Much depends on you and your personal tastes and needs. Besides, it's against Fair Housing Laws for an agent to steer anyone to or from any community.

Typically when someone asks a question like yours, you'll have a non-agent come along and rattled off a list of the better known master plans or places they like. Unfortunately there are around 600 square miles here in the Las Vegas valley with many other communities that don't have the same internet name recognition. Your best bet is to find a good REALTOR® that can help you narrow down your search and let you know what is out there that would be a good fit for you. There are many different neighborhood lifestyles to chose from.

As I mentioned in your similar question about Clark Co., feel free to browse around my blog, and the pictures found there. I have a number of communities, recreation, events and such that might help you get a feel for some of the areas to be found here.

The age qualified communities are not flexible on the age requirements, One owner must be at least 55 years old to purchase the home. However there are several communities in Summerlin and Henderson , Green Valley including Anthem , Macdonald Ranch,Seven Hills these are in Henderson Green Valley area. Summerlin would include Queensridge , Red Rock country club , Country Club Hills,Canyon Gate , Spanish Trails, The Ridges,Eagle Rock. I am including a link of available homes I searched for you that are currently available in non age qualified communities. Please contact me directly to further assist you.

Lake Las Vegas I would do a very detail search of due diliegence due to some financial issues currently going on.

I live in Henderson, NV in zip code 89012. I think it is a wonderful area, great schools (I've had children in the elementary through high schools), and beautiful community parks, stores, etc. Of course, you can drive through different areas of the valley, talk to neighbors, go to the above websites and perform your own evaluations.

If it was it would 5.10 per thousand dollars of sales price. example 200k sales price divide by 1000 equals 200 x 5.10 =1020.00 transfer tax. A title escrow officer could tell you for sure. Well, there is Sun City Anthem and Sun City MacDonald Ranch in Henderson. Both of these areas are age-restricted (55+) neighborhoods. They are very nice quiet areas that retirees can move into to relax in peace. The home prices are a bit cheaper too, probably about $250K to $300K on average. They are also surrounded by some of the best, most desirable communities in all of Las Vegas. The surrounding communities are Green Valley, Seven Hills and Anthem. ... more
