You should contact a Realtor in the area you are interested in and 'hire' them to assist you. It shouldn't cost you anything as the seller usually pays the commission for both the buyer's agent and the Listing Agent. A local Realtor will be able to locate properties for you that match your search criteria.

Hi David - Seven Hills is a masterpalnned community and has a couple of condo complexes. One ia called Avalon and it is located on Seven Hills Drive. Is that what you are asking about? I do not see a unit # 2024 in the MLS. There is another called Horizons. We would need an exact address to see if the property is still available.

Both Summerlin and Henserson are very nice. Visit www.ccsd.net for school information and search for schools with the highest test scores. Henderson is closer to the airport and the Strip. 7 Hills has nice parks, so does some of Summerlin. Just remember most parks are unusable in the summer during the day as it is too hot. You'll find the Henderson rentals slightly better than the Summerlin rentals. ... more

We can work with that FICO score if everything else is in order. Do not pay an old collection debt until you speak with a licensed loan officer, if you go with me I can explain in more detail. You are going to have to claim the cash income to show higher income to qualify...its like a catch 22....you don't want to claim to save on taxes, but you need to claim to show income for a mortgage loan. I would move into an inexpensive rental until after you file 2011 and show good income. Feel free to contact me.

A short sale with 2 lenders involved usually takes longer. The 2 lien holders
have to agree on the amount of money each will get of the price you pay. This
has been my experience with my buyers.

For example, if you find 2 homes you like equally and one has 1 loan to
satisfy and the other has 2 - pick the home with 1 loan. However, if you fall
in love with a home and it has 2 lien holders, go for it, if you can stand an
extra wait time.

There's nothing wrong with trying to get the best deal possible but the banks have a responsibility to protect the interests of their share holders as much as possible and are bound by procedures. It isn't as simple as picking a number that you feel works for you.

Banks have to work with the current market information that are accurate indicators of value. This is accomplished rhrough the use of current appraisals and BOP's. This information should justify their position.

On the other hand, you can justify the necessary work required to bring the home back to livable standards as well as doing you own value investigation. Ask your agent to provide you with all of the recent area comps for sold homes in your area. Reviewing this information may provide you with proof of a value that supports your cause. Providing this information along with your repair evaluation may give the lender reason to reconsider their position.

Without information to support your cause you are likely fighting a losing cause...so invest some time and make your best offer and then........move on to explore other opportunities. Things simply happen for a reason!

The accounted difference is a written off debt. If it's cleared and marked as paid in full upon short sale completion, you should have no worries about them pursuing you or your new husband.

Keep in mind that RealtyTrac's information may not always be accurate and oftentimes can be misleading--you could be looking at a lis pendens property--notice of default--some of those properties may not be for sale yet, and some may never be, if the default is satisfied by the owner.
