The solution to this situation is that the neighbors that share the line will be forming an agreement for sharing of future maintenance or replacement. If you are talking about these sites that claim to have auction or bank owned properties at great prices but you need to sign up for some kind of membership before they will reveal the address to you then in my opinion you are wasting your time with them. The best thing for you to do is talk with a local real estate agent and let them know what you are looking for and they will be able to show you bank owned properties and so on and should be able to find you a great deal without any cost to you. ... more

There have actually been 86 sold and closed in the past six months.

The average sales price per sq. ft. within the last 30 days is $97.78. This is a relevant number though. It is derived by taking generic numbers and does not take into account any of the attributes of the home nor the size of the lot, the accessibility, etc. The prices are also reflective of some foreclosures as well as a down market. We have been sheltered to a degree here but we have had some homes fall to short-sales and foreclosure.

The local airport which has commuter planes to Albuquerque Sunport (which is an international hub) is located on the south end of Santa Fe. Since, as the crow flies, Santa fe is less than 10 miles across, it all depends on where you start. The local airport also has daily direct flights to Houston and Denver. The Sunport in Albuquerque is about 45 minutes from south Santa Fe and at most an hour from anywhere in town.

Hi Bart. From the SFAR home page go to the MLS Statistics tab on the left hand side of the home page. Click on "2012 - First Quarter" and you'll find all the stats through the end of March. The stats are compiled quarterly, so that's the best you can do on that site without contacting a Realtor who will be glad to give you the last full month's details.
And the fact that Trulia's info may not be complete should not be blamed on the SFAR. I'm not sure if your complaint is with the SFAR site, or Trulia or both?

If your procedures are like ours; you are required to leave it in the repair and condition that the Buyers saw it, when they made their offer.
You would not be expected to bring in a Cleaning Service and have it spick and span; but your standards for cleanliness and self respect would dictate that you want them to have a clean home to move in to.
They will take a "final walk thru" before the escrow closes and fill out a form (probably) indicating that the house is the same as it was.

Remember that many builders left the trade over the last few years and new construction starts are down.
