A Realtor can do things an attorney will not (arrange inspections; meet different professional at the property, as needed, etc)

Your best bet would be to talk with a local real estate agent that is familiar with the area and will be better equipped to help you. If you can't find one, I will be glad to introduce you to a local agent.

There is nothing in the disclosure which indicates roof repair. They did have a window leak, but it's hard to see how that would have effected the roof. Certainly something to explore further during the inspection process. It could also be shadows from the upper story. Take a look at the last photo on the MLS listing of the back of the house. The roof there not only has the shadow but a ripple appearance -- that could be architectural shingles.

Hauled water is about the same price as city or private water companies. In areas without underground piping, people have to rely on cisterns to store their own. It is not uncommon in less developed parts of AZ. You can haul your own with a truck or trailer & tank or contract with a company to deliver on demand or on a schedule. It is always a good idea to check out the market areas where you may be looking to purchase a home and the best way to get the crime statistics is to contact our local Flagstaff Police Department and they would be more than happy to provide you with this information. They can be contacted at 928-774-1414. Many of the local apartment communities and landlords participate in a Crime Free Housing Program which is a terrific asset for our area.

Even the local colleges publish an "Annual Crime Report" and I think once you finish your research, you will see that Flagstaff is a great place to call "HOME!"

If you mean east rural Flagstaff, yes, it tends to get less snow, but it can be "hammered" with an occasional storm that gives the west side just a light dusting. Even in the east rural area, there are micro weather patterns caused by relative position to the mountains and Schulz Pass. Munds Park is 25 miles south of Flagstaff and does tend to get a lot of snow. Again, it's relative to the Mogollan Rim. Interest rates are not a regional thing. They are the same throughout the US and are at under 4% for a 30 year fixed for those with good credit. The rates are historically low right now. In the past month they have gone as low as 3.6%.

As far as the home prices in Flagstaff, they are fairly comporable to what they were in 9 years ago. I bought my home in 2003 and it is now worth about what I paid for it then. It varies based on neighborhood, home type and size. Home prices like those elsewhere increased significantly in 2005-2007 and then dropped. We are fortunate that we did not see a huge drop like in other parts of Arizona. Is there a particular area or home type (single family, townhome, etc) that you would like to know more about?

Agents have to be careful when recommending one area over another. I've attached a link to the AZ State School Report card. You can look through the site, compare districts or even schools and decide for yourself which schools meet your criteria. Based on that, you can select neighborhoods which surround the schools you like best.
