They are a ballpark guess at best, mostly using just free public information like the county assessors site for properties sold. This is why no one in the real estate industry uses these free sites as comps when determining value. It is just a ball park guess and nothing more.

The property started our being priced higher in March and has had a few price changes. No way to accurately know why it is still on the market without actually viewing the property and analyzing it against the market.

If you have a real estate agent helping you, they should be able to answer your questions.
